About the Plans
What’s included in the house plan package?
Each house plan package includes detailed floor plans, elevations, roof framing, foundation layouts, and electrical + plumbing schematics. All files are professionally designed and construction-ready in PDF format.
Are your plans ready for construction?
Yes! All our plans are build-ready and code-compliant, meaning they can be submitted to your builder or local authority for permitting (check local regulations as codes may vary).
Can I modify or customize a plan?
Absolutely. You can choose our CAD + PDF option to receive editable DWG files, allowing your architect or designer to make adjustments easily.
Do the plans meet my local building codes?
Our plans are designed according to standard U.S. residential codes. However, since codes vary by state or region, we recommend reviewing with your local builder or engineer before construction.
Ordering & Payment
How do I purchase a plan?
Simply choose your preferred plan package (PDF, PDF Unlimited, or CAD + PDF), add it to your cart, and complete checkout securely via Stripe or PayPal.
Which payment methods do you accept?
We accept Visa, Mastercard, American Express, and PayPal, all processed through SSL-secured checkout for maximum safety.
Is my payment secure?
Yes. All payments are encrypted and handled by trusted gateways (Stripe + PayPal). We never store your card information.
Will I be charged any extra fees?
No hidden fees. All prices shown are final unless your local VAT/tax laws require additional charges.
File Delivery
When will I receive my files?
You’ll receive your digital files instantly after checkout. A download link will be sent to your email immediately.
In what format are the plans delivered?
All plans come as high-resolution PDF files. If you choose the CAD + PDF package, you’ll also receive DWG files for customization.
Can I re-download my files later?
Yes. Your download link remains active, and we can resend files upon request if needed.
Licenses & Usage
What is a Single-Use License?
A Single-Use License allows you to build the home once. You cannot share or sell the plan.
What is an Unlimited Build License?
The Unlimited License allows multiple constructions of the same plan, ideal for builders or developers.
Can I use your plans for commercial projects?
Yes, if you purchase the Unlimited License or obtain written permission from us.
Do I own the copyright after purchase?
No. The copyright remains with Modern Villa Plans. You receive usage rights to build, not resell or redistribute.
Support & Modifications
Do you offer support after purchase?
Yes! Our dedicated customer support team replies within 2 hours on average. We’re here to help with download issues, printing, or file clarification.
Can you make minor plan adjustments?
Yes, for small modifications we can assist directly, or you can use our editable CAD files for local changes.
What if I need a completely new design?
We also offer custom house design services. You can contact us to create a unique plan tailored to your needs.
What’s your refund or exchange policy?
We offer a 30-Day Exchange Guarantee — you can exchange your plan for another of equal value if you haven’t used or modified the files.
Technical & Printing
Can I print the plans at home?
Yes, you can print the PDF on standard large-format printers (24×36 inches recommended).
Can I view the plans on my tablet or phone?
Absolutely. All files are optimized for digital viewing on any device.
